General rules and who we are

These terms of service define simple rules for using the Wrocław Advisory Hub website. Our office is located in Wrocław at 18 Świdnicka St. Marek Woźniak and his team help local companies manage the chaos in lease agreements and office costs. By browsing our site, you accept these rules. You won't find corporate jargon here because we value concrete communication. All content you see here – from descriptions of 48 office buildings we've examined to our original case studies – belongs to us. We have been operating since 2017 and respect intellectual property as much as the square footage of your premises. Please do not copy our texts without asking. The site serves informational purposes. Real cooperation and hard commitments begin only at the moment we sign a mutual agreement for an audit or workspace design.

Services, quotes, and deadlines

We handle contract audits, space planning, and relocation logistics for 83 companies that have already trusted us. Prices given on the site, for example, 1,280 PLN for a quick audit, are net amounts and are for guidance only. Every premises in Wrocław has its specificity. Utilities are settled differently in Fabryczna than in tenement houses in the Old Town. Therefore, every offer we send by email is valid for exactly 14 days. We respect your time, so Marek or Sylwia respond to inquiries sent via the form in an average of 3.5 hours. Remember that we are not a law firm. Our consulting is straight to the point: we rely on 8 years of practice and hard data from the commercial real estate market. We help you work out arguments for negotiations, but final business decisions always belong to you.

What we expect from you

We play with open cards and expect the same from people visiting our site. If you order a free audit quote from us, provide true company data. Only with real numbers can Sylwia reliably check if your manager is adding strange fees to invoices. We do not agree to use bots or any automation for scraping data from our site. If you send us a message, make sure your email is correct – otherwise our response with the quote will not reach you. Any attempt to clutter the form with spam will result in a blocked access. We focus on real help for Wrocław entrepreneurs, so let's respect each other's work. If your company is growing and you need a desk project for 12 new people, write about it specifically. Thanks to this, we will prepare a plan that actually works in your premises.

Responsibility and hard data

We do everything to keep the information about Wrocław office buildings on our site fresh. We know where the air conditioning fails and where the service charge suddenly jumped. However, the real estate market is dynamic. We take no responsibility for sudden changes in rates by building owners or new local taxes. Our rental profitability calculator shows an estimated result – it's a great starting point for talking about yield, but it's not a document for a bank. On average, we save clients about 14% of annual operating costs, but remember: every case is different. If your contract is written flawlessly, we will tell you straight and won't drag you into an unnecessary audit. We are not responsible for short interruptions in site operation resulting from technical server work. We count every meter reliably, but final profit depends on your determination in negotiations.

Rules changes and contact

The world of real estate is changing, so we may occasionally update these terms. We won't bore you with dozens of pages of fine print. If we introduce important changes in our work method or price list, information about it will clearly appear on the home page. We try to resolve all misunderstandings humanly, without involving an army of lawyers. If you have any questions regarding these rules, just call Marek at the number provided in the contact tab. We are based at Świdnicka 18 and will gladly explain everything over good coffee. Wrocław is our common backyard, so we care about clear arrangements with neighbors from other offices. Any disputes will be resolved according to Polish law, keeping in mind primarily common sense and local market customs that we know inside out.
