Attic adaptation into an office loft in 7 weeks
We transformed an dysfunctional attic into a modern open space office. We supervised crews and the selection of lighting.
We transformed 134 square meters of a neglected attic into a vibrant office for a team of architects. The entire process – from the first measurement to bringing in the chairs – was completed in exactly 49 days.
The challenge
The client leased a space that looked good on paper but was dysfunctional in practice. The main problem was the lack of proper ventilation and only 4 electrical points on the entire surface. In summer, the temperature under the roof reached 31 degrees, making it impossible to work at computers. Additionally, 29 square meters of area were being lost through illogical placement of old partition walls. ArtCore Architects had to leave their old premises by the end of September, so every mistake by the construction crew meant no place to work for 12 people.
Our approach
Wrocław Advisory Hub entered the facility when the previous contractor resigned due to the difficult roof construction. In 3 days, we verified the state of installations and brought in 4 verified, local subcontractors. Our team (3 people) took over daily progress reporting. We focused on throwing out unnecessary gypsum boards to expose the original brick and gain additional space. We count every meter, so instead of expensive and heavy air conditioning systems, we opted for an efficient heat pump with a cooling function, adapted to the loft's volume.
The solution
We created an open space with a separate glass room for meetings with clients. We installed modular cable trays in the floor, which allowed us to avoid mess under the desks. Lighting was based on track lighting with 4000K luminaires, which works best for design work. The kitchenette was integrated into the lowest part of the attic, using a space that previously served only for collecting dust. The whole was finished in a raw, industrial style that fits the client's business profile.
Results
The office was handed over for use 3 days ahead of schedule. The ArtCore Architects team moved without a single day of downtime in projects.
