How much does electricity cost in an Old Town office building? (Q4 2024 Data)

Someone has to say it out loud: in Wrocław's Old Town, the differences in utility bills between two office buildings standing 200 meters apart reach 31%. We analyzed the invoices of our 47 clients from the last quarter to see where the money is leaking and why some managers add strange amounts to the rent.

Wrocław Advisory Hub checked data from 12 buildings located around the Market Square and Plac Solny. The average electricity rate in Q4 2024 was 14.35 PLN net per square meter of office space. However, this is just a dry number, because the cheapest building in our summary closes at 11.20 PLN, while the most expensive demands as much as 18.80 PLN. Why such a gap? Mainly due to a lack of optimization of the contracted capacity and old air conditioning systems that consume electricity like crazy in Class B office buildings.

Most tenants only look at the base rent, forgetting that additional costs can account for up to 40% of the total office expenditure. We count every meter and we see that companies leasing about 150 square meters can overpay as much as 1,150 PLN per month just on energy alone. That's over 13,800 PLN per year that could stay in the owner's pocket instead of fueling the power supplier's account.

We know Wrocław inside out and we know that many older buildings on Świdnickie or Oławska streets have shared meters for several floors. Cost settlement then takes place according to the share of space, which is extremely unfavorable for companies that work in hybrid mode. You then pay for a neighbor who has 24 servers running non-stop in the office, while your people mostly sit at Home Office.

The service charge trap

Office building managers often lump energy costs into one bucket called Service Charge. This is where it's easiest to hide building inefficiency. In Q4 2024, the average service charge in Wrocław's Class A office buildings oscillated around 26-32 PLN per meter. However, we noticed that buildings with green certificates, despite higher rent, actually generate lower bills by about 4.20 PLN per meter compared to those without certification.

For a small company employing 12 people, every zloty in this fee matters. Without corporate jargon, we explain to our clients: don't just negotiate the rent, negotiate a cap on service charges. In October 2024, we managed to win a 3.50 PLN per meter reduction in this fee for one marketing agency, which for their 187 m2 area resulted in real savings of 654 PLN per month.

It's also worth paying attention to the costs of common areas. Some managers add the lighting of the underground parking lot to the bills of all tenants, even those who do not rent a single parking space. These are details that only come out during a deep audit of invoices, which we perform for our regular 83 subscription accounts.

How to check if your meter isn't lying?

The easiest way to verify costs is to request to see the annual settlement (so-called reconciliation). You have the right to do this as a tenant. Pay attention to the 'transmission losses' item – if they exceed 4%, something is wrong with the building's installation. In one of the office buildings on Legnicka St, we discovered that losses were 9.2%, and only tenants on the third floor were being charged for the costs. After our intervention, the manager had to return a 3,800 PLN overpayment for just one quarter.

Remember that an office in Wrocław is not just walls, it's an organism. If your air conditioning roars like a taking-off jet, it means it's consuming twice as much electricity as it should. Often, just replacing filters or an automation review is enough to make the bill drop by those few percent. (By the way, most managers do reviews only 'on paper' until someone starts asking difficult questions).

Everything indicates that in the first half of 2025, electricity prices for enterprises in Wrocław will stabilize at the current level, but distribution fees will go up by about 6-8%. This means that savings must be sought in consumption, not in changing the supplier.
