Air conditioning or opening windows? What employees in Wrocław prefer

It all started with an argument in one of the office buildings at Plac Grunwaldzki that we witnessed during an audit. We decided to check if it was just a local conflict over the air conditioning remote or a broader problem in Wrocław offices. We surveyed 156 people to find out what really affects their willingness to sit at a desk for 8 hours.

Numbers don't lie: 156 voices from the Wrocław market

Our study covered 156 employees from 12 different companies leasing offices in the Plac Grunwaldzki and Legnicka Street area. We didn't look for opinions in corporate towers where windows are permanently locked. We focused on medium-sized enterprises that employ 14 to 47 people. That's where friction over temperature and fresh air most often occurs. Among those surveyed were 89 women and 67 men, which gave us a fairly broad view of the daily needs of the staff.

Wrocław Advisory Hub focuses on concrete details, so we asked directly: what is more important? The ability to tilt a window or precisely set air conditioning? The results showed that 67% of employees feel trapped in rooms that cannot be ventilated naturally. Even if the ventilation system is modern, the psychological effect of being enclosed in a glass tin can lowers focus after just 3.2 hours of work. We count every meter and every minute of efficiency, so these data are key for us when advising clients on choosing a new headquarters.

An interesting fact is that 31% of respondents pointed to noise as a main barrier to opening windows. Wrocław is a loud city, especially near main communication hubs. Employees admit they prefer the hum of air conditioning over the roar of the number 33 tram passing under the window every few minutes. This shows that the choice between a window and air conditioning is not only a matter of temperature but also the acoustics of the workplace, which often escapes business owners when signing lease agreements.

Air conditioning is a taboo subject in many Wrocław offices. Our survey shows that in 43% of offices, regular disputes occur over temperature settings. Usually, one group wants 19 degrees, while the other freezes at 23 degrees. Without corporate jargon, it must be admitted: a poorly designed airflow system is the easiest way to sick leave. In one office on Świdnicka St, where we conducted an audit, poorly set AC caused 5 out of 12 people in the team to regularly complain of a sore throat.

Office management is not just about paying invoices, it's also about making sure people don't sit in a draft. In the study, 54 employees admitted that their desks stand directly under the airflow, making work impossible without a thick sweater, even when it's 30 degrees Celsius outside. This generates hidden costs. We estimate the decline in efficiency of an employee struggling with temperature instead of a spreadsheet at about 14% on a daily scale. With a team of 23 people, the losses become very measurable.

Straight to the point: it pays off. Investing in airflow covers or changing the desk layout costs a fraction of what you lose on employee sick leave. We know Wrocław inside out and we know that in older tenement houses converted into offices, air conditioning is often added 'by force', which only intensifies problems with air distribution. We recommend checking the flows before any change in interior design, because energy savings with an optimal setting can be as much as 1,800 PLN per year in a small premises.

Opening windows is not just prestige

For many business owners in Wrocław, the ability to open a window is an unnecessary luxury associated with old buildings. Meanwhile, our data shows that offices with access to fresh air have a 22% higher employee retention rate. People simply like to have control over their environment. If an employee can open a window for 10 minutes after a difficult meeting, their stress level drops faster than in a hermetically sealed room. This is simple job psychology that Wrocław Advisory Hub takes into account with every offer selection.

Modern Class A office buildings often resign from the function of opening windows in favor of energy savings and building tightness. This is a mistake in thinking about the human element. In the survey, 83 people stated that the lack of natural air supply makes them feel sleepy after 2 PM. Even a third coffee doesn't help then. Fresh air supplied by HVAC systems is not the same as a breeze from outside, especially in spring when the parks are blooming in Wrocław.

It's worth adding that opening windows allows for real savings in transition periods. March and October are months when in Wrocław cooling systems can be completely turned off, as long as the building allows for natural ventilation. In one office with an area of 156 square meters, such a strategy reduced energy bills by 430 PLN on a monthly scale. These are concrete sums that stay in the entrepreneur's pocket.

Practical conclusions for the company boss

If you are faced with choosing a new office, don't just look at the price per meter and the distance from the Market Square. Check if the windows have handles. It sounds trivial, but it's one of the most frequently overlooked details that backfires after the first month of work. Wrocław Advisory Hub recommends that at least 30% of window surfaces in the office should be tiltable. If the building doesn't allow it, make sure the air conditioning system is divided into sections and the controllers are accessible to employees, rather than locked in the manager's technical cabinet.

The second thing is service. Air conditioning that has not been cleaned for 7 months is a breeding ground for fungi. In our study, 12% of people complained of a strange smell from the airflows. This is unacceptable. As consultants, we always check installation review protocols before recommending a facility. Clean air means fewer sick leaves and a better atmosphere in the team. Remember that a satisfied employee is one who doesn't have air blowing on their back and who doesn't have to ask for permission to let a bit of oxygen into the room.

In summary, the ideal office in Wrocław is one that gives a choice. Air conditioning is essential in July and August when the asphalt on Powstańców Śląskich steams from the heat. But through the remaining months, it's opening windows that build comfort and a healthy atmosphere. If your current manager blocks windows 'for the good of the system', it's worth considering renegotiating the contract or looking for a new location. We count every meter of your comfort because it translates into your profit.
